Researchers investiogate how gene may benefit some obese people

COLLEGE STATION Why is it that some obese people are healthier than others? This was one of the main questions Dr. Chaodong Wu of the College of Agriculture and Life Sciences Texas A&M University System and a group of researchers tried to answer in a recent study.

The study, which will appear in a July issue of the Journal of Biological Chemistry, used genetically modified mice to investigate the genetic aspects of why some obese people do not develop certain medical problems typically associated with obesity, especially Type 2 diabetes.

Wu noted that Xin Guo, a Ph.D. candidate in the college's department of nutrition and food sciences, contributed significantly to the study.

"Previous research had indicated that a regulatory enzyme which is encoded by the gene PFKFB3 protects against diet-induced fat tissue inflammation and systemic insulin resistance," said Wu, who also has a Texas AgriLife Research appointment. "Increasing evidence shows that fat deposition, or amount, is not directly associated with the inflammation or insulin resistance in the development of obesity-related metabolic diseases."

Wu said the inducible 6-phosphorofructo-2-kinase (iPFK2) enzyme links metabolic and inflammatory responses and may underlie what he refers to as "healthy" obesity.

"While many obese people develop Type 2 diabetes, heart conditions and other chronic health problems associated with being significantly overweight, other obese people do not," he said. "And while obesity in general is not healthy, some obese people do not develop the diseases more commonly associated with a less-than-healthy diet. Furthermore, a number of thinner people may have the sort of health problems more typically associated with obesity."

Wu said he and the other researchers theorized that these diseases are associated with the cellular inflammatory response brought on by obesity.

"We also thought this gene could conceivably be targeted for use in the treatment of diabetes, especially Type 2, commonly associated with obesity," he said. "We wanted to find out what might happen to a subject if that particular gene was activated."

Wu and his fellow researchers used laboratory mice to explore the effect of a targeted adipocyte overexpression of the gene/enzyme combination on diet-induced inflammatory responses and insulin sensitivity.

"We were trying to find out what it is in adipose, or fat, tissue that may trigger a negative response that leads to disease and how to modulate that response," he said. "In our study, we learned overexpression of the iPFK2 enzyme increases fat deposition, suppresses inflammatory responses and improves insulin sensitivity in both adipose and live tissues."

As an extension of this research, Wu said, it may be possible to identify a pharmacological agent or bioactive agent which may have the desired effect on this gene toward reducing obesity-related cellular inflammatory response.

"We're hoping that, as one of its outcomes, this research will help lead to finding bioactive compounds or some type of supplement that might be taken to help activate this gene toward the promotion of health," he said. "It would also be a good idea to compare and contrast this research with studies done on what constitutes a healthy diet and the effect of such a diet at a cellular level. "

Wu said that would allow for screening bioactive compounds in a healthy diet to determine to what degree these might be applicable for the treatment of disease brought on by unhealthy obesity in an animal model.

"As a further extension, one might study different types of obese people and try to isolate additional specific genes that determine a healthy versus an unhealthy obesity and find a way to modulate the expression of those genes toward disease prevention and health promotion," he said. "Once you find the link between the gene and the obese status of the individual, then you could work with experts in chemical research to produce or replicate whatever pharmacological or bioactive compound is needed to treat unhealthy obesity."

Wu said it is important to determine positively to what degree obesity as a health problem is due to a person's genetic makeup as it relates to their ability to store fat, as well as what type of fat saturated or non-saturated the individual may store.

"Fat composition is more important than fat deposition, or content," he said. "We know fat cells secrete some of their own bioactive compounds that we may be able to isolate and identify for use in promoting health."

Wu said it will be necessary to discover the role of certain genes in the composition and deposition of fats beyond what has already been identified as being stored in the adipose tissue of mice.

"Then we may be able to produce a dietary supplement or other bioactive compound that would have a positive health effect," he said. "This could be used as a targeted treatment for obesity-related diseases such as Type 2 diabetes in a way that would have limited or minimal side effects."

Changing banks is an even bigger pain in the neck

You're not happy with your bank. You don't like the service. You're fed up with the fees. Will you pull your money and move to another financial institution? It isn't easy.?

In a new report, Consumers Union (the advocacy arm of Consumer Reports) says customers face a series of obstacles that can make it a hassle to change banks.?

"It's become harder and harder to move your money," says Suzanne Martindale, staff attorney for Consumers union.?

There may be a fee to close the account. And it can be a pain to switch direct deposit and automatic bill pay transactions. These automated services are a convenience that customers like, but they do make it harder to leave. The bank won't help you do it and it could take several weeks to make the transition.?

Consumers Union went on the websites of the top 10 banks and found that they don?t make it clear on how you?re supposed to close an account. In many cases, secret shoppers who contacted the banks got conflicting advice from different representative from the same bank.?

HSBC, PNC, and US Bank charge customers a $25 fee to close an account that has been open for fewer than 180 days, while BB&T and Citi charge a $25 fee if the account is closed within 90 days.

"It's really unfortunate that some people, even very conscientious consumers just feel like it's too much of a hassle," Martindale tells me. "When you can't really exercise the choice that you have in the marketplace, when it's too much of a pain to switch banks, then where is the incentive for the big banks to keep prices competitive or offer the kind of services you want?"?

Consumers Union would like Congress and the new Consumer Financial Protection Bureau to consider a number of policy changes to give bank customers more choice and improve bank competition:??

  • Banks should be required to bear the responsibility for transferring a customer?s automatic payments and deposits from the old account to the new account within 14 days.
  • Banks should provide same-day electronic fund transfers at no cost to consumers.
  • Check hold times should be reduced so consumers can quickly access deposits in new accounts.
  • Banks should be prohibited from assessing unfair fees for closing accounts.
  • Banks should be prohibited from reopening accounts after consumers close them.
  • Banks should be required to provide clear and accessible account closing procedures.
  • Bank regulators should examine the feasibility of portable bank account numbers to facilitate easier bank switching.??

?We agree that consumers have a wealth of choices and should choose the best bank for their needs," said John Hall, senior vice president, American Bankers Association.?"If you don?t feel like you have the right account, shop your own bank first.? People?s needs change, and your bank may have introduced new products that better fit your needs.? If you still want to make a change, most banks offer ?switch kits? to make it as easy as possible.?

The bottom line: It may time a little time and cost you a few dollars, but it you don't like your bank -- vote with your feet and find a new financial institution.?

For consumer tips on switching banks, see Consumers Union?s Move Your Money Checklist.?

How An Online Marketing Consultant Helps Your Business :Best ...

The internet has surely revolutionized the way people do business and while it?s terrific in many ways, it isn?t without challenges. In fact, the World Wide Web has become such a competitive place that staying ?alive? for every entrepreneur is a goal to reach on a daily basis. This is how a new job such as online marketing consultant came to be. If you are unfamiliar with it, then you have come across the right article. Here?s a brief description of what it is.

An internet marketing consultant does a lot of things, but basically, what he or she focuses on is running an online marketing campaign that will get a certain business to a great spot in cyberspace. To achieve this, he or she uses various methods. Some of the most common are SEO services, social networking, and email marketing.

Search engine optimization is about working on the site to make sure that it will rank high in the search engine results pages (SERP). Once someone types related words to the website, it should be easily seen by the user. For example, if the website is about ?SEO Services?, a smart marketing consultant should be able to figure out how to make the site land on top of the SERP so that the person can end up checking it. The process sounds easy, but in truth, it isn?t. For one, there?s no single formula to do this. It will take several, consistent steps to get the job done such as optimizing the content, building links, and the likes.

On the other hand, social networking is a tool which an online marketer can use to introduce a business to a social group or community. While it may start with a small number of followers, it has the potential to grow extensively especially if your consultant can run a catchy campaign. With a click of the mouse, your business can surely go places? far beyond where you can imagine.

Basically, a good online marketing consultant comes up with a plan to maximize social media and promote one?s enterprise without always having to be blatant about it. Advertising can be done in a million and one creative ways? not always the scream-to-your-face manner.

Now, the third strategy, email marketing, is one of the most prominent strategies that a marketing consultant performs. It?s simple, effective, and can be done anywhere, anytime. All you need is a concise, enticing content and a list of potential clients whose email addresses you have legitimately acquired. This part is important to ensure that the audience you?re trying to reach are those who have genuine interest in your offers.

These are but three of the most popular and effective methods that an internet marketing expert performs to run a campaign for a business. Bear in mind that while hiring an internet marketing consultant may cost some, doing so can turn out to be one of the wisest decisions you could ever make for your business. After all, who doesn?t need a pro?s help?

Your Wedding Will Be Magical With These Tips

Are you interested in having a wedding during the summer or winter? Do you want roses or irises or another type of flower? There are a lot of decisions that have to be made for this special day. Regardless of whether you are getting married, or you are planning a wedding, the article below provides some tips for assisting you in having a very memorable occasion.

If the cost of extravagant floral arrangements is too high, one cost effective alternative that you should consider is potted plants. You can obtain potted plants in various sizes and place them throughout the ceremony area and reception. You can choose pots with colorful glazes or add a little pizzazz to plain terracotta pots with decoupage, ribbons, or creative paint applications. The plants can be used as wedding favors for the guests to take home, or the bride and groom can use them to landscape their own yard.

A great gift for your guests at a destination wedding is a basket that you have delivered to their room full of vacation goodies. Include items that will be useful, like a tourist map, disposable camera, sunglasses, a hat, and pamphlets from fun places to visit in the area. You could also toss in a few suggestions for local eateries and cafes.

Every aspect of a wedding should be planned in minute detail. You wedding day should be special to those in attendance.

If you plan to wear a gown to your reception, make sure to practice dancing in a full skirt until you perfect the moves. You might be used to walking around or dancing in your skirt, but it will feel different to your future husband. You might feel better about dancing in a very fancy dress.

Share an online itinerary with your guests, especially the out-of-town ones, so that everyone can plan their schedules in advance. Let people know what events, like the rehearsal etc., that they need to show up for, so they end up in the right place at the right time.

Craigslist is a good outlet for locating local talent for your wedding. Make sure to meet them in person, with your groom for safety, before you give them any money.

Instead of using expensive, elaborate flower arrangements, opt for various inexpensive potted plants. You can choose pots with colorful glazes or add a little pizzazz to plain terracotta pots with decoupage, ribbons, or creative paint applications. The guest's wedding favor can be the plants in the pots, or you can put them in your garden.

If you are looking to dazzle your guests but cannot afford a hit to the wallet, consider renting diamond jewelry. This gives you that look you want but won't cost you a ton so that you can stay within your budget.

An ordained friend or relative can officiate your wedding. They can get ordained easily online. Doing so allows for individual customization of your personal ceremony, and it can also save you having to spend money on an officiant. Make sure to use caution by asking the local officials, to make sure doing this isn't against the law where you are.

Once you have formulated how your wedding will be designed, write it down and begin looking for the appropriate services. Once you start seeing what service providers will work with your design, you can begin to sort things out by price and type of services offered.

If you're wearing a tuxedo at your wedding, take the time to get one that fits well. Get the opinions of others before you decide on the tuxedo of your choice. Keep in mind that photographs will be taken during your wedding, so you should look your best, in the way that you would want to be remembered.

When you are looking for a wedding dress, think about what styles will suit you. Avoid getting hung up on a particular style before you know how well that style fits your body. Short people should look for petite-sized dresses. Your dress won't look right if you get a regular-length dress and have it altered. You will be much happier with your choice.

Dress shopping for a wedding is fun, but make sure that you select one that does look great on you, not one that only looks good on the rack. A dress that flatters you should be the focus of your shopping. If you are short, stay away from altering normal length dresses and opt for the petite section. The petite dress will look better; you will be really glad you made the decision!

If you are going to have kids in your ceremony, dress them in clothing that is comfortable. By utilizing softer fabrics, the children in your ceremony will look great while feeling quite comfortable. If the children are going to be wearing new shoes, make sure they are comfortable, and let them walk around in them a bit so that they can get broken in. Paying attention to your children's comfort can help them behave appropriately during the wedding. Uncomfortable children will be focused on fixing their discomfort and may fidget or engage in other distracting behavior. If your children are comfortable, however, they'll be excited about participating in the wedding and behave appropriately.

Your plans for a wedding outside should always include a solid backup plan, in case it rains, or other unforeseen problems occur. Look into renting a couple of tents, or find a location that has a community hall in addition to an outdoor space. Set up planks to prevent your guests from getting mud or dirt on their shoes.

Employ a good friend or relative, as long as they can haul your equipment and gear through the evening. They can also be of assistance in rounding everyone up for the group photographs, and this will make sure no one is left out.

Choose group activities to fill your special day with fun. Don't just let everyone stand around tapping their feet, waiting for something to happen. You can have competitions and games, or maybe a karaoke hour. It can be an unforgettable wedding if everyone is able to interact with one another and have some fun.

Embellish your bouquet with sparkle. You can use rhinestones, diamonds or Swarovski crystals. Doing this isn't difficult. It works with adhesive crystals, costume jewelry, and expensive antique jewelry. To make sure it goes with your ensemble, remain consistent with the cut, size and colors of the sparkles.

As you already know, there are only a few things that a wedding must have. You can then add the non essentials that are important to you and your betrothed. These things can be a nice addition, but they also add unnecessary stress that takes focus away from happiness this day entails. That is why the ideas and information in this article are geared towards how to have a happy and memorable wedding day and not one that fits into some textbook standard.

Junior dos Santos wins, transforms from power puncher to happiest man on the planet

Junior dos Santos defended the UFC belt at UFC 146. In the second round, the barrage of dos Santos' punches were too much for Frank Mir. Referee Herb Dean stopped the fight, and a smile took over dos Santos face.

When UFC commentator Joe Rogan asked JDS how he was feeling, the jubilant heavyweight yelled into the microphone.

"I'm feeling awesome, man!"

He smiled his way through the interview then talked about the young kids he works with in Brazil. He brought one of those young fighters with him to the fights. After hoisting the shy boy on his shoulders, JDS kept him there when posing for post-fight pictures.

In that 15-minute span, dos Santos showed what is so likable about the heavyweight champ. He can put on an exciting fight, hammering Mir so badly that his face was already swollen and bruised by the end of the first round. As soon as the bout was stopped, dos Santos' killer instinct subsided. He became the happy, smiling man who loved his job and wanted to share that joy with everyone he met.

home improvement - Considerations For Putting A TV Up On A Wall

A popular way to mount a flat screen television is on a wall. People like the minimal impact that it makes in a room as far as its footprint, but it adds a certain style that looks cool and impressive. That is why people like to hang them on the wall and not use a traditional television stand. You can mount them almost anywhere, as long as you have the right mounting hardware and a wall that is sturdy enough to handle the extra weight.

Mounting them the wrong way or not using real hardware, rigging something up on your own, is dangerous. It can fall and damage the television, the wall and anything that happens to be sitting under the television at the time. Another thing to think about is the wires needed to connect the television to the other components and to a power outlet. Many times the builder will take this into account in newer homes and has hidden a way to supply the power and a way to hook up everything.

Yet in older homes this is usually not an option without doing a little bit of remodeling. Another option besides mounting directly on the wall is to put the television on a shelf. This way it can be very close to the wall, take up less floor space and looks like it is hanging on the wall. This can work on a mantle over a fireplace or on a shelf specially built for the television. But once again, the shelf needs to be able to hold the weight of the television as well as have access to electricity.

This is often more trouble than it's worth for most people. It really comes down to a personal choice and preference and how much work and money you want to throw at the project. But remember, if you aren't going to hang the television on the wall, you still need some sort of stand to place it on. Most stands, even old ones for conventional tube televisions, will work. But they take up almost as much floor space as the big old televisions used to take up.

That's the great thing about these new flat screen televisions. They not only have better picture quality, but they also take up much less area. This is great, especially if you have a small room without a lot of extra room for bulky furniture. But everything has concerns to go along with the positives; you just have to decide which ones are most significant to you.

Lots of people like to do small projects around their house and they need the right tools for those projects. Going to toolhq.com.au today will help you find the right tools. Tool HQ will give you a huge choice to choose from, and their are specialists if you need help.

Doug O'Neill, Trainer Of Kentucky Derby, Preakness-Winning Horse, Suspended By California Racing Board

Trainer Doug O'Neill vigorously denied giving one of his horses a performance-enhancing mixture that violated the rules. After a nearly two-year legal battle, California racing officials agreed with him while still finding fault because of a rule that says trainers are ultimately responsible for horses in their care.

The ruling Thursday calls for O'Neill to be suspended 45 days, but it won't take effect until after he saddles Kentucky Derby and Preakness winner I'll Have Another in the Belmont Stakes on June 9.

The ban comes in the final weeks of I'll Have Another's attempt to become horse racing's 12th Triple Crown winner and first since Affirmed 34 years ago. The colt trained by O'Neill won the Derby on May 5 and took the Preakness on Saturday.

The seven-member California Horse Racing Board met in closed session Thursday at Betfair Hollywood Park in Inglewood, Calif., to consider the recommended decision of a hearing officer in O'Neill's case. The board agreed with the officer's recommendations, which included the maximum punishment and fine ? $15,000 ? for the trainer, who turned 44 on Thursday.

While elevated carbon dioxide is associated with "milkshaking," the officer agreed with O'Neill that his horse Argenta had not been fed a mixture of bicarbonate of soda, sugar and electrolytes that enhances performance and combats fatigue. The officer did not indicate what might have caused the overage.

"I'm gratified that the CHRB found that I did not "milkshake" a horse or engage in any intentional conduct that would result in an elevated TC02 level," O'Neill said in a statement. "I plan on examining and reviewing all of my options following the Belmont Stakes, but right now I plan on staying focused on preparing for and winning the Triple Crown."

The suspension and fine, which O'Neill can appeal, comes at a time when racing is under heavy scrutiny for the way horses are prepared for their races.

O'Neill said he spent $250,000 defending himself.

"I know I didn't milkshake a horse. None of us around the barn milkshaked any horses," O'Neill said Wednesday. "You got to have rules and I respect rules, but when you get faulty science involved, it costs a lot of money unfortunately, but you've got to fight it and that's what we're doing."

O'Neill was originally suspended 180 days by the racing board after Argenta tested in excess of the permitted level of TCO2 ? a Class 3 violation ? after finishing eighth in a race at Del Mar on Aug. 25, 2010. The horse is co-owned by Mark Verge, the CEO of Santa Anita race track and O'Neill's childhood friend.

But the hearing officer recommended that 135 days be stayed as long as O'Neill doesn't have any Class 1, 2 or 3 medication violations in any state during an 18-month period.

It was O'Neill's third total carbon dioxide violation in California and fourth in his career. In 2010, he was suspended and fined for a similar offense involving one of his horses that ran in the Illinois Derby at Hawthorne Race Course in suburban Chicago.

The officer found there were no suspicious betting patterns in the 2010 race and that there was no evidence of any intentional acts on the part of O'Neill in connection with the incident.

However before the hearing, the parties had stipulated that the Ken Maddy Laboratory at UC Davis detected an excess level of TCO2 in the horse's blood sample, and CHRB Rule 1887 states a trainer is ultimately responsible for the condition of a horse, so O'Neill was punished.

CHRB executive director Kirk Breed will decide when O'Neill's suspension will begin, but it will be no sooner than July 1.

The Jockey Club has said that elevated total carbon dioxide levels, regardless of cause, are violations of the rules and penalties for excessive TCO2 are severe. It urges trainers and their veterinarians to work closely to identify any procedure or practices that may elevate such levels in horses.

Vegas grocer accused of war crimes sent to Bosnia

(AP) ? A man accused of commanding a police squad that rounded up Bosnian Muslims for slaughter in 1995 fashioned a new life in Las Vegas as a modest grocery store owner before being arrested and deported to his native country, a lawyer and U.S. officials said Thursday.

Dejan Radojkovic arrived in Sarajevo, Bosnia-Herzegovina, after an overnight commercial airline flight from Las Vegas accompanied by federal agents, Bosnian authorities and U.S. Immigration and Customs Enforcement officials said.

Radojkovic's lawyer in Las Vegas, Don Chairez, denied any evidence links the 61-year-old man ? a permanent U.S. resident and father of two ? with the execution of Muslim boys and men in an event considered Europe's bloodiest mass killing since World War II.

"He is not a war criminal," Chairez told The Associated Press. "There is no evidence that Mr. Radojkovic ever killed anybody."

Prosecutors allege Radojkovic commanded a special police brigade that rounded up about 200 Muslim men in July 1995 in the Konjevic Polje region for execution, the ICE statement said.

Chairez said Radojkovic's national guard unit accepted the surrender of about 200 enemy soldiers and turned them over to Bosnian Serb forces. Chairez said Radojkovic didn't know the men would be killed.

Radojkovic was arrested in January 2009 for failing to disclose his wartime history when he entered the U.S. as an ethnic Serbian refugee 10 years earlier, said Nicole Navas, an Immigration and Customs Enforcement spokeswoman in Washington, D.C. An immigration judge in late 2009 ordered him deported on multiple grounds, finding that he ordered or participated in "extrajudicial killing."

Court documents show Radojkovic was accused of failing to report that he had been a squad commander in the Republika Srpska Special Police Squad.

U.S. and Bosnian authorities said Radojkovic was handed over Thursday to police at the Sarajevo airport for prosecution based on evidence collected by investigators from the ICE Human Rights Violators and War Crimes Center, the International Criminal Tribunal for the Former Yugoslavia at The Hague and prosecutors from Bosnia-Herzegovina.

"He's wanted on genocide charges," said Nicole Navas, an Immigration and Customs Enforcement spokeswoman in Washington, D.C.

"For the families who lost loved ones at Srebrenica, justice has been a long time coming," Immigration and Customs Enforcement Director John Morton said in a statement announcing Radojkovic's deportation. "But they can take consolation in the fact that those responsible for this tragedy are now being held accountable."

Morton promised to ensure the U.S. "does not serve as a haven for human rights violators and others who have committed heinous acts."

The Immigration and Customs chief also pointed to the January 2010 deportation to Bosnia-Herzegovina of Nedjo Ikonic, a Milwaukee, Wis., resident identified as another former special police commander linked to the Srebrenica massacre.

Ikonic was Radojkovic's police commander, Navas said.

Authorities preparing for the trial of former Bosnian Serb military leader Ratko Mladic on war crimes charges at The Hague, Netherlands, said this month the remains of almost 6,000 people had been exhumed from mass graves in the Srebrenica area. Estimates of the dead run as high as 8,000.

Mladic is standing trial before the military war tribunal on wider charges stemming from atrocities during a process dubbed "ethnic cleansing." Bosnia's 1992-95 war following the breakup of the former Soviet republic of Yugoslavia left more than 100,000 dead.

Court documents show Radojkovic and his family were granted refugee status and admitted to the United States in June 1999. Radojkovic's wife, Radojka Radojkovic, died in a car crash in Las Vegas in September 2000. A newspaper obituary said she was 43.

Radojkovic's daughter, Ranka Shaw, divorced and moved last year to Bosnia, Chairez said. A son, Ranko Radojkovic, lives in Las Vegas. Neither immediately responded to messages through Chairez.

Radojkovic became a permanent U.S. resident in January 2002. Chairez said Radojkovic used money from an insurance settlement following the crash to open the grocery, which sold food, tobacco, sundries and videos. The business closed after Radojkovic was arrested in January 2009. He remained in U.S. custody for more than three years.

Chairez said Radojkovic had been a police dog trainer in Sarajevo before the breakup of Yugoslavia and was drafted by the Bosnian Serbian military after the war began.

Radojkovic testified in Milwaukee against Ikonic, who Chairez said commanded three police units, including Radojkovic's.

"The government merely alleges that as an individual who was part of a group that accepted the surrender of these enemy soldiers, it is presumed that Radojkovic should have known that the Bosnian-Serbian military forces were likely to kill them," Chairez protested in an appeal to the 9th U.S. Circuit Court of Appeals in San Francisco.

The Muslim soldiers were loaded on buses and driven away, the lawyer said. "There is no evidence and there is no allegation that Radojkovic shot and killed a single prisoner."

The appeals court in February denied Chairez's appeal, clearing the way for Radojkovic's deportation.

FHA may loosen limits on condo mortgages ? Advantage Title Blog

May 20, 2012|By Kenneth R. Harney LA Times

WASHINGTON ? Thousands of condominium owners and buyers around the country could soon be in line for some welcome news on mortgage financing: Though officials are mum on specifics, the Federal Housing Administration is readying changes to its controversial condominium rules that have rendered large numbers of units ineligible for the agency?s low-down-payment insured mortgages.

The revisions could remove at least some of the obstacles that have dissuaded condominium homeowner association boards from seeking FHA approval or recertification of their buildings for FHA loans in the last 18 months. Under the agency?s regulations, individual condo units in a building cannot be sold to buyers using FHA-insured mortgages unless the property as a whole has been approved for financing.

According to condominium experts, realty agents, lenders and builders, the FHA?s rules have become overly strict and have cut buyers from their best source of low-cost mortgage money, thereby frustrating the real estate recovery that the Obama administration says it advocates.

Christopher L. Gardner, managing member of FHA Pros, a national consulting firm based in Northridge that assists condo boards in obtaining FHA approvals, said barely 25% of all condo projects that are potentially eligible for FHA financing are now approved. That is despite the fact, Gardner said, that FHA financing is the No. 1 mortgage choice for half of all condo buyers and is crucial to many first-time and minority purchasers.

Moe Veissi, president of the National Assn. of Realtors and a broker in Miami, said the FHA?s strict rules ?have had an enormous impact on individuals? across the country, especially residents of condo projects who find they are unable to sell their units because their condo board has not sought or obtained approval from the FHA as a result of objections to the agency?s strict criteria. This in turn depresses the prices that unit owners can obtain and ultimately harms their equity holdings and financial futures, Veissi said.

FHA officials defend their requirements as prudent and necessary to avoid insurance fund losses but have expressed a willingness to reconsider some of the issues that have upset condo owners and the real estate industry. Among the biggest areas of criticism of the FHA?s rules are its limitations on:

?Non-owner occupancy. The agency requires that no more than 50% of the units in a project or building be non-owner-occupied. This rule alone has made large numbers of condominiums in hard-hit markets ineligible for FHA financing, where investors have purchased units for cash to turn into rentals.

?Delinquent condo association fee payments. The FHA refuses to approve a project where more than 15% of the units are 30 days or more behind on payments of condo fees to the association. Given the state of the economy, this has been a problem for thousands of associations, even in relatively prosperous markets. Steve Stamets, a loan officer with Apex Home Loans in Rockville, Md., said some sellers and buyers have been so frustrated by the rule that they have offered to pay the amount of delinquent fees needed to bring the overall project into compliance ?just to get the deal done. This is a ridiculous situation,? Stamets said. ?When somebody calls up now and says they want to buy a condo with an FHA loan, I cringe.?

?Nonresidential space usage. The FHA has set a cap of 25% of the total floor space in a project for commercial use. Critics say this is too low and unrealistic for condo projects in urban areas, where retail and office revenues can be important to overall financial feasibility.

The agency has imposed a long list of other requirements on insurance and reserves, plus a highly controversial rule that associations interpret as creating harsh legal liabilities for condo board officers if applications for FHA approvals contain inaccuracies. Andrew Fortin, vice president for government and public affairs at Dallas-based Associa, one of the country?s largest homeowner association management firms, said many boards, facing the prospect of severe penalties, have refused to apply solely because of this personal liability burden.

The FHA is expected to clarify the personal liability language and make other modifications in its forthcoming rules. Whether the changes will be enough to persuade homeowner boards to apply for approvals in large numbers is uncertain, but industry experts say they ? and residential unit owners ? are likely to welcome whatever loosening of the current restrictions FHA can offer.

LONDON (AP) ? One day, the small espresso shop near the site of the London Games was the "Olympic" cafe. The next day, it was the "Lympic."

So where did the "O'' go?

The manager won't say. But it's more than likely the small business became another casualty in the battle against guerrilla marketers ? advertisers who try to associate their products with a prestigious event without paying to be sponsors.

Protecting the Olympic brand is always a big job, and never more so than this year. Olympic organizers say the increasing sophistication of guerrilla marketers and the rise of social media are putting the five rings under assault in ways barely envisioned a decade ago.

That means action against anyone who infringes the Olympic brand or sponsors' deals ? no matter how small.

"There's no question that the rings are instantly recognizable ? it's what makes it attractive," said Stephen Greyser, an emeritus professor at Harvard Business School.

He compared the efforts by non-sponsors to athletes trying to find loopholes in the rules against performance-enhancing drugs.

"It becomes an industry," he said.

The International Olympic Committee and London organizers raised more than $2.4 billion from the sale of marketing rights in the four years through the 2008 games in Beijing, providing more than 44 percent of their funding during the period.

The rings are among the world's most recognized symbols. Companies like McDonald's, Coca-Cola and Samsung, which pay as much as $100 million each to be official sponsors during each Olympic cycle, expect organizers to protect their rights.

They expect organizers to protect their rights. If others can use the rings and the name "Olympic," why should the big companies pay so much money?

"Without our sponsors, the games simply wouldn't happen," London organizers said in a statement. "They provide funding, products, services and expertise to help us stage the games and with that have purchased exclusivity in their sector."

British lawmakers did their part, passing a law ? described as draconian by critics ? that gives organizers the power to bar companies from using Olympic trademarks and even certain combinations of words ? such as "London 2012" ? that may infringe on the rights of sponsors.

"Where there are serious or deliberate attempts to ambush the Games ... we will take swift and firm action," London organizers added.

But if the crackdown on guerrilla marketers goes too far, it could anger those attending the games or going about their business in London. Organizers will find it hard to tell people they can't wear their Nike T-shirt into Olympic Stadium because adidas is the sportswear partner.

"It's fine to clamp down on the threat, but where it impacts the individual, it's going to be very difficult for (London organizers) to get it right," said Hugh Tebay, a partner at Sipara, a British law firm that specializes in trademark and branding. "If public reaction is too strong, they'll have to backtrack."

Such worries played out during another big international event, the 2010 World Cup in South Africa. The Bavaria brewing company outfitted some 30 Dutch women in mini-dresses in its eye-popping trademark orange for the Netherlands' opening game against Denmark. When the ringleaders were caught and authorities in Johannesburg threatened jail, Bavaria agreed to refrain from future marketing ambushes until 2022.

Four years earlier at the 2006 World Cup in Germany, the brewery gave fans orange lederhosen. Guards confiscated the Alpine-inspired pants, forcing hundreds of fans to watch a match in their underwear.

Then there are the infamous cases, such as in 1992, when non-sponsor Nike held news conferences with members of the U.S. basketball team. Michael Jordan, who had an endorsement deal with Nike, accepted his gold medal while covering up the logo of the team's official sponsor, Reebok.

Some companies are already flying close to the sun in London.

The British company Virgin, whose interests include airlines, broadband service and holiday travel, has an ad featuring Jamaican gold medal winner Usain Bolt sporting a silver goatee identical to that of company founder Richard Branson. The campaign pushes Virgin's "super fast" broadband service, skirting the rights of BT, the games' official broadband provider.

Why do otherwise upstanding companies press to see just how far they can push the rules? It's because marketers lie awake at night hoping to link their brand to athletes overcoming all odds to win before a global audience.

The Summer Olympics are valuable because they occur so infrequently ? once every four years ? and the competition includes virtually every country on the planet. Although soccer's World Cup is similar in terms of national fervor, it goes on for longer, diluting its appeal, and it is less popular in that market of markets, the United States, Greyser said.

Unlike a typical sporting even that attracts mostly men, the Olympics draws in both men and women.

And then there's social media. While Olympic officials previously only had to worry about ads and billboards, now they must also police Facebook, Twitter and blogs. And not just by companies, but by fans and athletes.

Athletes have all sorts of personal endorsement deals, creating more headaches for Olympics organizers. During the games, athletes will be barred from tweeting about sponsors. If they prefer Pepsi to Coke, they had better not say so, at least not in their Twitter feed, according to IOC rules.

It's not clear what would really happen if an athlete as famous as Bolt were to violate those rules. Organizers say they will take a pragmatic approach and that most cases will be dealt with "in an amicable way."

Still, it's a little sad to go by 61 West Ham Lane and see the maroon sign with the "O'' rubbed out.

"We really did put the pressure on," said regulator Steve Miller, who heads a body to standardize local regulations. The group has since stepped away from the branding business.

Cafe workers say the "O'' vanished after they became tired of talking to reporters. But even Miller confessed to being somewhat startled, having wandered by one day to see it missing.

"I thought it had fallen off," he said.
